This study analyzed the micro urban space structure by considering the complex use situation inside the building and the impact on land price of commercial real estate by considering the multi-layered properties of land price formation factors. The significance of the study is as follows: First, more precise and micro urban space structure was built by taking into account the complex use of buildings. Second, the structural differences and the price formation factors of retail and office real estate land price were presented clearly. Third, through hierarchical linear model analysis, it was found that the land price formation structure of commercial real estate might vary by region depending on the use situation. © 2017, Korean Spatial Information Society.
