A Comparison of Unit Prices and Rents of Urban Lands for Different Purposes: A Case Study of Shenzhen

摘要
Land purpose is an important factor which affects urban land price and rent. In addition, value-increasing rate of land, the discount rate and the tenure of land use also have a direct effect on the annual rents of urban lands used for different purposes. In comparison of unit price and rent of urban lands used for industrial, commercial and residential purposes, this paper considered not only tenure of land use, but also value-increasing rate of land and discount rate. The results showed that after consideration of tenure of land use, value-increasing rate of land and discount rate, the differences of unit price and annual rent of urban lands used for different purposes were significant with the value-increasing rate of land was increasing; the differences of annual rents between commercial and industrial (residential) lands were significant, and the relationships of annual rents between residential and industrial lands came from ">" to "<" with the value-increasing rate of land was increasing. In addition, the discount rate also had great influence to the differences of annual rents of lands used for different purposes.
