摘要
Real estate is a typically capital-intensive industry in developing countries, such as china, and the financing environment is of great importance for its development. But in pace with the controlling to the investments by the government, a series of policies restricting the loans and the interest rate have been improved again and again, which result in increased financing difficulty and financing cost for real estate enterprises. In such an environment, real estate enterprises need more new financing methods in order to solve the financing difficulty that they are facing now. This paper analyzes and compares the financing way domestic and abroad, considering the development situation of domestic real estate enterprises, analyzes the necessity and the possibility of utilizing mezzanine financing in the real estate industry and proposes some suggestions on how to develop the mezzanine financing.
