Synthesis of the typological diversity of housing in Santa Cruz de la Sierra - Bolivia

The accelerated growth of the city of Santa Cruz de la Sierra fallouts in several complex challenges that surpassed all the forecasts to reach an effective planning of the city. In that sense, it is important to deepen the study of its physical structure, through the analysis of its consolidated housing typological diversity. In the introduction there is evidence of an existing dichotomy, between the utopian purposes of the policymakers, versus a physical trace that systematically avoid the objectives of the established legislation. Thus, the analysis addresses the study of informal housing typologies, subsequently the housing typologies developed by the real estate market are reviewed and finally the self-construction typology of social housing by the Bolivian State is analyzed. The results reflect a synthesis of the existing housing typological diversity, therefore obtaining an updated diagnosis that warns about the production of housing units with a low performance that negatively influences the environmental quality, distancing the city from the possibility of achieving a sustainable development in the near future.
