摘要：

Logistics real estate is distinct in developing process, pattern of development and value-added activities from residential real estate. Experiences accumulated in the area of residential real estate development of domestic real estate developers are not all suitable for logistics real estate development. Therefore, this paper built the value chain of logistics real estate developing process from series of value-added activities, identified the core capabilities required to logistics real estate companies by analyzing all parts of the value chain. This will be helpful to our logistics real estate companies to train core capabilities and establish long-term competitive advantages.
