In late 1981, the Superannuation Board of Western Australia conducted a limited architectural competition for the design of an investment office building on a large site owned by the Board in Kings Park Road, West Perth. The design brief required that the new building should: be capable of attracting large national and international tenants and maximizing rental returns and potential capital gain over a long period; create a significant presence in Kings Park Road while being compatible with adjacent buildings; provide excellent standards of physical technical and visual amenity both inside and out; make maximum car parking provision; be designed so that both building fabric and systems can be maintained easily, safely, and at minimum cost. The reinforced concrete framed structure has an 8. 4 m column grid, flat slab floors and perimeter beams. The infill cladding is of cream colored ribbed face concrete blockwork.
