摘要
In China,the ownership of state-owned land is forbidden to trade, the subject of the transaction is just the use rights of land. What’s more, the use rights of urban industrial land is specified a kind of usufruct in law. In China’s urban industrial parks, the transaction of the remaining-term use rights of land is considered as a main way to realize industrial transformation or upgrading, which is of great significance for improving the productive performance of land. On the basis of the classical double auction model, the transaction issues about the remainingterm use rights of urban industrial land, were studied by introducing one parameter reflecting subsidy provided by local government and one reflecting enterprise’s situation. The researching results show that: the more difficult the situation of enterprise is, or the more subsidies the local government wants to provide, the easier the transactions will be; yet, different subsidizing strategy will play different roles. ©2014 Cafet-Innova Technical Society.
